Handing over the management of your rental properties shouldn’t mean being left out of the loop from what is happening. We can assure you we will keep you informed every step of the way throughout the entire tenancy.
 
Listing first-rate online advertisements for your rental property. Including photographs, a good description of the property, suggestion of ideal tenants, total move in costs and any and all other relevant information. 
 
Selecting the right tenants who will cause you the least amount of concern is a specialised skill. We pride ourselves in being good judge of characters which we know will go in your favour.
 
Providing a smooth leasing process. Taking care of the advertising, all paperwork and bond lodgement. The application will also include credit rating report information and substation of previous rental references.  We want the best possible tenant for your property. We provide you with detailed application forms from suitable prospective tenants.  You then have the final say and we’ll take care of the rest.
 
Rent will be collected then deposited into your nominated bank account on the first day of each month. You will then be provided with a detailed account of rent payments, fees and maintenance when applicable. Where maintenance is applicable, receipts will be attached. We have a zero tolerance for rent arrears. Accounts are checked daily and if a tenant misses a rent payment, immediate action will be taken to collect the payment and/or apply a ten day remedy notice.
 
Providing a 24/7 service to you and your tenants. Contactable any time of day and available to assist.
 
Providing regular property inspections. You can choose if you would like these carried out every 3, 6 or 12 months. We’ll provide a thorough inspection of the property detailing its condition and state. Photographs will be taken of any areas of concern. When a property inspection is done, landlord and tenant will receive a full written report including required maintenance and if applicable any concerns such as damage to the property. Prior to the inspection, a rent review is also done.
 
You will be contacted regarding required non-urgent repairs and maintenance for your authorisation. The trades-people we recommend are licensed, reliable and cost effective. It is not a problem if you wish to use a trades-person contact of your own which you have the choice to arrange yourself or we can arrange on your behalf. Repairs and maintenance will be followed up to ensure the work is done.
 
Beginning a good relationship with the rental property’s neighbours,  this helps if there is a concern with the tenants we may not be made aware of until neighbours likely alert us.
 
We work with the landlords’ best interest in mind foremost; however, we do believe the tenants are an important part of the equation too.

If required, complete paperwork for and attend Tenancy Services mediations on your behalf.
